Every year Repairs and Re-builds are carried out to thousands of chimneys in the UK. There are many reasons for these repairs including the failure of the pointing between the bricks due to age and the ravages of time and weather, through to the detachment of the lead flashing often due to exposure to high winds or poor workmanship.
Where brick chimney's have been rendered the rendering may become detached from the bricks beneath. This causes moisture to become trapped between the two parts and cannot escape. This can cause further degradation through the freeze and thaw process as different materials expand and contract at various rates.
Take a look in the roof space. Are there any signs of moisture or staining on the rafters adjacent to the chimney stack?
Remember that all masonry will allow moisture to pass through the surface regardless of the material. This moisture didn't cause problems in times when there was always a fire in the grate and the moisture was kept at bay by the heat of the flue gasses. However due to the majority of us now only using the open fire or woodburner for part of the year, that moisture can find it's way in through the brickwork etc., this will obviously end up further down in the property. This can often show as a staining on the bedroom ceiling close to the chimney breast. If left unattended this can cause rot in the roofing timbers.
